" Residencial BelAir"

Why should I buy?

1. “Residencial BelAir” is a small complex of only 15 units, therefore, once the first clients have bought, they will not have a long period of building work continuing around them.

2. Unlike some complexes, “Residencial BelAir” is very individually designed, built in blocks of 2’s and 3’s, which will look more like large villas, than rows of identical bungalows.

3. “Residencial BelAir” will consist of 6 separate blocks (villas), positioned in a

U-shape around a community swimming pool and garden area. The three blocks of semi-detached villas will have 3 bedrooms and 3 bathrooms, and the remaining three blocks will have three terraced villas, each with 2 bedrooms, 2 complete bathrooms and a guest toilet.

4. The plot for “Residencial BelAir” is completely South facing, giving the complex plenty of sunshine all day long.

5. “Residencial BelAir” is set in a prime location, offering beautiful sea and panoramic views over the town of Calpe, as well as being only two minutes from the town, and within walking distance of the tennis club, which has a large swimming pool, gymnasium and restaurant facilities, and also the “Plaza Central”, which has a “Mas y Mas” supermarket, 24 hour drugstore with video hire and newspapers, along with various shops, bars and restaurants.

6. The area in which “Residencial BelAir” is situated, it is not vastly populated with duplex/bungalow type developments. It is a completed residential area, made up of more individual villas, while still offering a very quiet and green surrounding.

7. “Residencial BelAir” allows easy access to the N-332 road, which links up to the A-7 motorway either in Benissa, or Altea. Making trips to the airport (Alicante or Valencia), as well as shopping trips to the cities, very quick and simple.

8. While planning the layout of “Residencial BelAir”, we decided to give more of the allocated garden area as private garden, rather than having more communal garden, giving each resident their own privacy. The gardens will also be divided by hedges, rather than walls and will be laid with grass, palm trees and an automatic irrigation system.

9. Not only do the villas have private gardens, but the whole complex will be completely enclosed and entered through an electric gate – Each resident will have their own remote.

10. As well as having the security entrance, each villa will have a small safe for personal items, such as passports, credit cards and money etc.

11. Each villa will include hot and cold air-conditioning units, which will be ducted to every room in the house, cutting out the need for radiators on the walls, and the hassle of changing gas bottles.

12. The kitchens will be fully fitted and will include granite worktops, fridge freezer, electric cooker and hot plate hob, washing machine and the necessary plumbing for a dishwasher. These appliances will be bought by us, locally, so that if any repair work or servicing needs to be done in the future, local technicians will be on hand.

13. “Residencial BelAir” will have a main satellite dish (out of view), which will allow each resident to arrange their own requirements, while making use of the general connection, and therefore, will omit the need for individual satellite dishes on each villa, which will maintain the smart and stylish look of the complex.

14. The villas will have both television and telephone points in the living room and master bedroom.

15. The internal distribution of the villas has been very well planned, as all models have two separate storage areas. One under the stairs, suitable for cleaning products or golf clubs and sports equipment, and the other upstairs – ideal as extra wardrobe space or for suitcases.

16. The bathroom suites will be of a very high standard, using Roca’s “Meridien” suite, which will have suspended toilets, basins and bidets, rather than pedestal pieces, which not only looks attractive, but is far more hygienic as the bathroom floor can be mopped throughout, even underneath the toilet, bidet and sink.

17. Each resident will have their own allocated parking space, unlike other developments in the area, where you are obliged to pay extra for space to park your car. These will be numbered according to the house number, and there will also be communal parking spaces for visiting family and friends.

18. The communal swimming pool will have Roman steps, as well as a ramp entrance, and will be surrounded with lawn to maximise safety.

19. As “Residencial BelAir” is a complex with community facilities, annual community fees will apply. This is not a large amount, but ensures that the communal swimming pool and gardens are well looked after, and also that all private gardens are well-maintained and the lawn and hedges are trimmed frequently.

20. The villas will be made to the highest quality, from the infrastructure and building methods, to the additional internal features.

21. The style of the villas will be “Majorcan”, making them very different from any other complexes in the area.

22. Unlike other Spanish properties, “Residencial BelAir” will be built with 24cm thermal bricks (exterior walls) with 1cm thick insulation material, 1cm of air, and a further thermal brick of 7cm (Interior walls), and them 1cm of plaster on each side, and external rendering of 1cm, keeping the houses not only well-insulated, but free from noise/disturbance from neighbouring villas.

23. A lot of thought has been put into the aspect of light in the houses. The rear of the villas, leading out to the pool and garden area will have more floor-length windows and doors, double glazed, and with a “lattice” effect on the upstairs, balcony doors – for decoration purposes.

24. All windows and doors will also have an artificial Tosca Stone surround, also adding to the attractive, external look of the properties.

25. The exterior walls of the villas will be rendered with a special coloured texture called “Mono-capa”. This translates as “One coat” and the purpose of this, is that the villas will never be susceptible to cracking, will never need to be repainted, and so it gives a very durable and lasting finish.

26. “Residencial BelAir” is being built by a well-established and experienced builder, who do not only build the odd villa, but a company who has built a whole development, including the finishing of roads and street lighting.
