Building Specification

BUILDING SPECIFICATIONS BLOCK 4 AND BLOCK 2 BUILDINGS, HOUSING DEVELOPMENT AND 2.- FOUNDATION.

1.- STRUCTURE

Moisture-Proof framework, resting on a load-bearing wall, with a prefabricated concrete block, a self-resistant tic beam, and a concrete small vault, in the framework of the first floor.

"In-situ" reinforced concrete pillars and beams, a semi resistant tic beam and a concrete vault, in the rest of the frameworks. Leaning framework on the roof, with the same features as the previous ones. All this according to the plans and costings.

2.- ROOFS

On leaning roofs, with mixed tiles placed with cement mortar over a framework insulated with extruded porexpan and a protection mortar bed.

On flat roofs, formation of a slope by means of cell concrete 12 cm thick on average and reinforced asphalt netting with fibreglass of `4 kg/m2 finished with ceramic tiles with gap joints.

3.- BRICKWORK

Facade made up of ceramic triple perforated bricks, the chamber plastered on the inside with cement mortar and the interior sheet made up of double perforated brick.

Interior partitions with ceramic double perforated brick 7 cm thick.

4.- COVERINGS

The exterior with one-layer filler, with a scraped finish or similar, the colour to be chosen by the Architect or the Quantity Surveyor. The interior with plaster in vertical and horizontal faces with edge protectors.

Ceramic tiling from the floor to the ceiling in the kitchen and the bathrooms, with friezes and special pieces.

5.- FLOORING

The first floor and the stairs with Crema Elvira marble or similar.

The top floor with big pieces of top-quality earthenware, with a skirting board of the same features. The bathroom with a top-quality earthenware different from the one used in the rest of the house.

6.- ALUMINIUM CARPENTRY

Exterior carpentry of coloured lacquered aluminium, with S-800-series cross sections that are ready to install 4+6+4 climalit glazing. In the spaces of the first floor, climatic glazing without Majorcan blind and with stadip exterior sheet, made up of two glasses of 3+3, a Butiral intermediate sheet, a chamber of `6 mm and a interior sheet of `4 mm (antitheft glass ).

Mallorquina model shutters in the bedrooms with mosquito nettings, in coloured lacquered aluminium, layout according to the plans and costings.

Exterior handrails in wood-coloured aluminium, to be glazed, with stadip glass model 3+3, with a butiral intermediate sheet. Interior handrails made up of steel, designed according to the plans and costings.

7.- WOODEN CARPENTRY

Safety access doors, assembly according to the plans and costings, with an anchor of 5 points.

Coloured lacquered interior doors made up of wood, monoblock model, with headings and iron fittings for hanging and locking. Wardrobes decorated on the side, with a storage cupboard, hanging rod and drawers.

Exterior arcades in the terrace and the balconies made up of pine beams and tie beams treated by autoclave, polished and decorated with studs, according to the plans and costings, a plywood board and a top finish with mixed tile.

8.- PLUMBING INSTALLATION

Installation for cold and hot water with copper pipes.

Mixed boiler both for sanitary hot water and heating.

Heating installation with fitted copper pipes and insulated floors with radiator. PVC plumbing installation, with connections under the insulated floors. White china toilet, Dama de Roca or similar, and chromium-plated mixer taps.

9.- GAS INSTALLATION

Inside the houses, gas installation is made up of copper pipes, the diameters and layout according to the plans and costings, in accordance with the supplier's rules.

10.- GAS TANK

Gas supply for the houses is made from a tank buried inside each block. This tank will have a capacity of 10.000 1 and will be 1.85 m in diameter and 5.80 m long, according to plan N° D.2. Specifications.

Safety distances will be those appearing on the M.D. Dated on 28/01/86 for the installation and storage of petroleum liquefied gases. These distances are: for buried and semi buried tanks of 4.00 m, from the orifices

11.- AIR CONDITIONING INSTALLATION

Fitted air conditioning installation, by pipes, only for cold, with insulated copper pipes laid between the exterior and interior machines, with its corresponding electrical installation.

Mixed boiler both for sanitary hot water and heating.

Heating installation with fitted copper pipes and aluminium radiators.

12.- FURNITURE AND FITTINGS FOR THE HOUSES

Complete kitchen fittings, with high and low pieces of furniture, exterior covering with a melaminic finish, according to the plans and costings.

Kitchen worksurface of Spanish granite with double edge, the colour will be chosen by the Architect or the Quantity Surveyor.

Electrical appliances in the kitchen, with a gas hob, electrical oven, extractor hood, fridge, dishwasher and Teka washing machine, the model to be chosen by the Architect or the Quantity Surveyor.

Chimney in the living room with a wood warehouse. Automatic porter in each house connected with the garage door. Bathroom with furniture and mirror.

13.- BLOCK HOUSING DEVELOPMENT Fences

Fencing of the plot and division between the plots of the houses with a prefabricated concrete wall on a continuous foundation. Plastered with one-layer mortar, with a scraped finish, the colour will be chosen by the Architect or the Quantity Surveyor.

Doors to access the block and the plot with metallic latticework, according to the design.

Doors to access the private parking inside the own plot, which rolls up, made up of aluminium slats, the colour will be chosen by the Architect or the Quantity Surveyor, motorized. They can opened through remote control from inside the house.

Flooring
Reinforced concrete flooring in laths, common and swimming-pool areas, the design and colour will be chosen by the Architect or the Quantity Surveyor.

Printed concrete flooring in both parking spaces in the plot of the houses, the design and colour to be chosen by the Architect or the Quantity Surveyor.

Gardening and Irrigation

Planting of grass and Bermuda grass, along with bushes, trees and autochtonnous flora in common areas and the plots of the houses.

Irrigation by sectors in common ares, by means of polythene pipes and watering through sprinklers, diffusers and tricklers. With watering programmer.

Water points in the plots of the houses, distribution according to the plans and costings.

Exterior lighting

In common areas and the garden with high and low lampposts, by sectors, with timer and fire programmer. Installation rooms and common toilets

Installation rooms to place connections and meters, and common installations. Exterior finish in keeling with the of the building. Common toilets next to the swimming-pool, tiled and equipped.

Swimming pools and tanks

Swimming pool of 140 m2, with different depths, made up of gunited concrete, covered on the inside with mosaic (gresite). Propelling at the bottom and renewal by means of a perimetral drain protected by a PVC grating. Finished at the top with artificial stone. Stairs of stainless still and showers.

Children swimming pool 35 cm deep, made up of gunited concrete covered, on the inside with mosaic (gresite). Side propelling and renewal by means and skimmers. Finished with artificial stone.

Buried filter system and renewal tank.
